Rent agreement should be on Rs.100 stamp paper and ideally should be registered in local court. In case of any litigation later between owner & tenant court will give weightage only to a registered rent agreement. What most people do is just go for notorized version which actually suffices in normal situations however if you get into some trouble with the tenant and need to get it resolved through the court then you will need a registered agreement.

I have also checked in some websites that the rent agreemnet needs to be registered in case the lease is more than 12 MOnths. Since I will be executing it for 11 months it is not required.
 
 
I think will only get it notorised near NTPC,Noida as the tenant is currently staying in Noida. Or can antone suggest where can we get the lease agreement notorised

I had checked the same with a lawyer at ghaziabad tehsil last month. Charges for a simple notarized rent agreement is only Rs. 250/- on a Rs. 100/- stamp paper.
If you want to get it registered, the charges would be 4% of the agreement value e.g. if you have a rent agreement for 12 months with a monthly rent of Rs. 9000/-, then the total rent value is 9000x12= Rs. 1,08,000/-. So the registration charges would be Rs. 4,320/-.

However, the lawyer also said that a notorized rent agreement is sufficient for all legal purposes. I guess the lawyers on this forum could confirm this.
