[CROMA]

 

Hi Shravan..

Please see my response below,

1) Owner has asked for Remaining Amount + Service Tax but there is no detail of split up. Please let me know if anyone is aware of service tax.

>>  They will share complete breakup when you will visit  their office.

2) Builder has included Registry Charges and is calculating it on entire amount (including parking, IFMS etc) rather than on Base Flat amount. Please confirm what is the correct calculation and if anyone knows a good advocate who can help me get it done from outside.

>> They told me a different calculation on the bases of circle rate and floor wise, please visit their office for clarification. It was not on bases of cost of flat as such.


3) Please confirm if all owners have paid Club charges at the time of possession. I'm asking this as I can see a further 1 year delay in Club and Swimming pool.

>> Yes I did pay it for 1 year, it was told that maintenance has not started yet, when it will start we won't have to pay anything for next one year.

4) What is the diff erence between IFMS (already included in the pending amount) and Maintenance charges for 1 year included in the letter now.

>> Not sure here..
5) Also there is a mention of mainteance charges as 0.30 p / sq ft for Crossing Township maintenance. How is it different from EDC charges.

6) Electric Dual Source Meter charges 15,000 and Power Back up charges of 20,000 per KVA (though for 1 KVA it is already included in my pending amount and if I get it increased to 2 KVA then it should be at same price as mentioned in my allotment letter.)

>> Yes you are right they told that now price have increase and even they charged service tax on this.

I've raised the queries to the builder but would really appreciate if any existing owners from Nest could enlighten us with the information and discussion they have already done with builder.
