Re: [CROMA] [Xing] Revised CHARTER OF DEMANDS FOR COMMON FACILITIES / ISSUES AT TOWNSHIP LEVEL

Dear Rajinder Verma

When I wrote " then how is it effecting you financially", my intention wasn't to say anything about your flat size or else, I just wanted to discuss why are you opposing as how is it effecting you, that's it, nothing else.

For other points let the majority and CROMA decide, it's nothing personal here...

Dear Kesari Nandan Ji

1. Monthly expense of any society is fixed, which builder/RWA recovers with the name maintenance charge and divide it in total area of the society. If owner of big size flats start paying less then automatically owner of small size flat have to pay more.

2. Maintenance charges on size basis and charges on number of persons in a family are surely two different but I quoted here only because when owner of big size flat can demand to deviate from the previously informed maintenance criteria then why owner with small family size should not demand less club charges.

3. Any toll booth charges on the basis of what they have inform to common public, undoubtedly, then why owners of big size flats are demanding for deviation than what they were informed at the time of booking.

4. Most Important : Pl do not make any thing specific to me like in your previous mail " then how is it effecting you financially". I myself does not own a flat of very small in size and mailing in this group does not guarantee any increase/ decrease in any charges.

Respected Rajinder Verma Ji

If some people are trying hard, so that they have to pay less, then how is it effecting you financially ?
Also size of flat doesn't tell how many people are living in it.

If we go by this, then on toll roads: Alto, i10, Amaze, Desire, BMW, Merc...etc... should pay different tolls, which is collected by govt...

Dear Team CROMA & Mohit Ji

I am not able to understand here, when at the time of flat booking it was very clear that maintenance charges will be applicable on size of the flat and it is prevalent practice in all the societies of Noida and Ghaziabad then why some peoples are saying that it is unjustified. Why this issue was not raised with builder at the time of flat booking.
And if these charges will be applicable to flat basis then don't you think it will be unjustified for those who are living in flats of small size.
And moreover don't you think it will be unjustified to those flat owners who have family of 2 only but paid same amount for club and swimming pool as a family of 4 has paid.

Dear Team Croma,

I would like to bring to your attention that Township maintenance charges should be based on per flat basis and not on Per Sq. Feet Basis, Actually the same should also be the basis for calculating Monthly Maintenance charges in all Societies.

Basic Idea, Just Like Electricity is that, the services, whether in form of Monthly Maintenance or Township Maintenance are the same for every body ,Hence it seemed unjustified to ask people with Bigger Flats to Shell out more MONEY for essentially same Services!!!

Also, there should be a provision for a Weekly Haat at a designated place inside Crossing (Currently it can be along side Road after the Fountain Chowk and CNG Station, near Police Chowki) for people to come and Buy Fresh Vegetables. Similar Weekly Haats are operating in rotational basis at various sectors of Noida.

This will give CR Residents more choice, variety and also help to check high prices being charged by Current Vegee Vendors.

These are some Ideas that i would like to float around for making our Township more comfortable and convenient without paying through our nose for it.

You guys have a tough road ahead.

I'm sure that all CR residents will support Team Croma to get this Charter successfully executed. Maybe a time frame for each point would act like a guide.

Best of luck
