First of all right now from usability perspective Crossing is not all a place to live and it would not be like that in next 3-5 years and Since the place would not be a better place to live in next 3-5 years so the price would not appreciate in crossings till then so getting a house right now would be more loss than getting a house after 3 years in crossings.As the demand for flat is not much in this area right now and all nearby places are getting better and are under planning for residential hub so it would be better to get a property after 3-5 years by that time many things would be clear and at the same time price appreciation would also not be much. The same thing u can get in around 10-15(at max)% appreciation.
So, for investor not sure how they will react but for prospective home buyers who want to buy and stay crossings is not a good place and it will continue to be like this for next 3-5 years.

Lets take an example of the oldest tower built by the crossings Infra i.e. GH-7 please find below situations and it says how progressive crossings and builders are here 

1) Even after one year u can see almost 40% things are not complete and even if they are complete they are of very very bad quality.
2) People in the GH-7 faced dust problem for at least one year till now and when they started believing that now no dust will spread since builders making all the roads etc. and things are getting better .... They found that the open area near the club house work has started and this almighty builder policy of land sale and buy will again create a powerful dusty environment across GH-7. Hope the people of GH-7 flat owners will not fall ill due to dust and hope all small kids will not dream of staying in a clean and calm area....
3) The builders who promised Green Belt for 2000 People in GH-7 they suddenly started creating the Villas and in hurry worry they included the villas in the Registry and the people who felt cheated by that could not resist and they got their registry done even though they were not happy and felling cheated .The builder thinks that that is the end of the episode. I wish resident should go to court and get them either demolished or get other green area in compromise for the same... I know this constitution of India is such a crazy, lengthy , and hopeless that a simple person can not fight for his/her right ....So complex that we need to get lawyer (thank god they are not big time cheater like crossings) I feel sad and sorry about the people of this country and am amazed about the people who created constitution how intelligent they were instead of getting something good they bought all things from almighty British Rule( I wish British Rule could have continued and we would have been happy that at least British people is cheating us and not our people ...) Sorry I got out with the real matter but the root cause is our country our constitution and things related to that... It seems there is no rule in this country for common man .... A common man can live in a 1-2-3 bedroom but the prime minister, president ,Civil Servents and MP etc.. live in a place where there is no problem (Ashok Road , etc..) I don't understand why they need that kind of house to serve people those who can not eat drint etc... this is also derived from the constitution I do not know who can change this 

4) There is no relif  for the GH-7 people even after one year and it is seems all bad things to continue... 

I do not understand what kind of facility the real buyer will get from the crossings right now...But of course so called investors who do not stay here can get some benefit.

The NH-24 may get widen... Noida Extension may become better this country may become good But at the same pace which we are used to in country like INDIA.

I DON'T THINK WE LEARN FROM OUR PACE OF DEVELOPMENT FROM INDUS TO INDUSTRIAL REVOLUTION WE HAVE ALWAYS BEEN A TAILENDER AND IF STILL WE DO NOT LEARN AND FIGHT TO-GATHER AND MOVE WITH FAST PACE WE WILL BE NO WHERE IN THE WORLD(FIRST FIGHT FOR DAL ROTI AND THEN GET AND FEEL HAPPY).

If this NH-24 stretching work starts and finishes by 2014...then it will provide gains to not only CR or NE, i will also help Noida, Indirapuram, Vaishali etc. Considering this, people of these areas will start to sell @prices like Gurgoan as cross- connectivity is going to be resolved. 

Contrary, CR resident should compare its prices nearby area such as noida, indirapuram, vaisali only. By the end of 2014, we should target just 200-300 rupees less then these above areas in ANY condition. In present case sale price of a ready-to-move in flat in CR is around 3000 / Sq feet which is decent. However in the above areas it starts from 3500 minimum and goes to 5000 as well. 

Lot of bad communication was aired by property dealers, builders who aren't or don't want to be operational in CR and they have their shares of investment & interest in NE & other areas. Now, NE is a problem vicinity. Once NE construction starts up, builders will have to demand at-least 3000 basic prices for the flats as already 1 year is passed by and their initial investment are lacking the money value hike. By Then residents of CR should start to demand at 3500 prices for ready-to move in. CR people will also notice the same old communication being aired that DG is a problem for CR and stretching for NH-24 will never happen. But as a  people's community everyone should be aware that buying property is going to be difficult in coming years and stretching of NH 24 will be done to help lots of other areas so investing now in CR is a good option considering the current prices.

NH 24 has to be widened or otherwise do not expect Noida Extension population to move towards Delhi through Noida (Noida Roads will choke!!)

As what I gather from the news article that keep appearing, an Expressway from Delhi to Merrut is to come up, and this will be on NH 24 uptill Dadri and then will turn to Merrut. All approvals are in place and post elections work has to be awarded to Contractors.

24 months from now on the prpoerty on this strech will compete with that on Greater Noida Expressway (rates of Indrapuram already do that).

DG issue apparently is illogical. No sane person can allow DG to come up in the vicinity of a township (CR) where thousands of crores have already been poured. DG if ever it comes up will not only impact CR, even Noida Extension (where again couple of thousands are being invested) residents will also be affected.
 
Further the villagers of this area are fairly belligerent. The DG as presently being prompted is to come up adjacent to Shahberi village. Now again this appears un feasible considering that it were the residents of Shahberi village that had sent the whole of NE into a limbo and assuming that they will continue to be silent spectators to DG coming up is difficult to assume.

Number of families residing presently at CR are around 1,000+. This figure is expected to cross 3,000 by Diwali of 2012, the rise in prices will follow.

2013 onwards will witness boom in commercials coming up in CR in a big way. Population here is going to be dense, educated, young and with decent purchasing power.

Commercial in CR will be instant success with no markets in the vicinity to compete.

If the property is expensive (Gurgaon) people rue it but when it is available at a reasonable price, I do not understand why people do not go for it!!
