[CROMA] Regarding Woodwork and Steel work done in Mahagun Bettina 3 BHK

 

Hello Group,
 
I was looking to get some woodwork done in my 3BHK flat which I intend to give on rent. I looked at many references on the group and researched some showrooms. Finally this is what I went for.
 
1. Kitchen: I went for woodwork at labour rate which costed me @ Rs 150 per sq ft. The work provided was satisfactory but the contractor Mr Sonu (I would not advise people to get work done through him) was trouble maker. However if you have time and knowledge I would advise to go via labour rate route rather than relying completely on the lumpsome work. Now I have got contact of some carpenters (minus the contractor) who did the work for me and I liked it. They can work for Rs 120 per sq ft or even less if the work is more. I would advise this as you tell them and they can work better for you. I purchased raw materials from the market and that too of relatively better quality. I did not go in for modular kitchen for the lower portion shelves as I want to put my apt on rent. All in all the raw material costed me Rs 14000 (Blockboard sheet is 8ft*4ft and costs Rs 48 per sq ft, inner mica sheet is 8ft*4ft and costs Rs 395 per sheet, outer mica sheet is 8ft*4ft and costs Rs 585, Plywood sheet is 8ft*4ft and costs Fevicol 10kg is Rs 1350, Margin is Rs 3 per feet, some nails 2.5 inch 14 nos and 1.5 inch 20 nos, hinges, handles, nuts with washer for fixing the ply on the wall is all you need). For a 42 sq ft Mahagun Bettina Kitchen upper compartment L shaped 10ft*3ft front, 4ft*3ft side you require nearly 4 sheets of Blockboard, 6 sheets of Inner Mica, 2-3 sheets of outer mica, 7 kg of fevicol (makes sense to buy 10 kg pack), 2 sheets of ply, 100-120 ft of margin. I wasted on some extra material as the contractor asked me to purchase everything extra. Labour costed me around Rs 6000.

2. For the two bedrooms : I decided to go in for steel almirahs with Teak wood finish. The work was performed by Mr S. K. Khan 9313335720 and was completely hassle free and upto my satisfaction. The rate charged was Rs 425 per sq ft. Inner/side sheet is 22 guage and outer/shelves is 20 guage. Looks good and is durable compared to wooden. For 64 sq ft of work I paid around Rs 28000. I have not yet got anything done in 3rd bedroom as I intend to give just 2 BHK on rent.
 
3. For Kitchen Mesh:   I decided to go in for mesh with 10 mm rods. The work was performed by Mr S. K. Khan 9313335720 and was completely hassle free and upto my satisfaction. The rate charged was Rs 8500. Again it looks good. Brass fastners are used to fix mesh with the walls.
 
4. Outside door was given to a crook and I would advise everybody that they do not give any work to this guy. I do not know his name butjust his number. Can be furnished when required.
