There is no comparison between Prateek and Mahagun. Eventhough Mahagun is bigger than Prateek but big cheater. Almost all the projects of mahagun is delayed. Prateek was the first builder in CR who have given possesion in just two year and first in CR.
You can go blindly for Prateek.

Look at the Open area that both builders offer and how far the towers are from each other ,their orientation etc.
Furnishings given by builder look good initially but will they be durable in the longer run is always suspect.
Also, you have an option of decking up a raw flat with your specs and Quality , like some builder offers Air Con in all rooms, sounds good but what rating 3 star or 5 Star. Naturally he will give less rating AC which will suck electricity relatively more than a 5 star. and going by Electricity situation and Power back up rates imagine the kind of money one will blow (in case you plan to run your Ac on Back up).
These Comparisons will hold you in good stead in the Long terms Comparison.
Think abut it before buying.
