Once in Europe there was famine and only cheap food available to common people was potato. So people started eating potato and its demand increased exponentially. Soon potato was no more cheaper. Same story is with Crossing Republik. Mostly second hand buyers are end users and they have limited finance. Although price in Indirapuram, Ext and Noida Expressway has increased but finding buyer is not that easy. Very few middle class family can afford 2BHK for 60 lacs plus. Here we have edge as rates are genuine in Crossing. As connectivity improves in NH24, we can expect good returns in coming days.

Hi Gaurav,

  I agree with you. I started this thread only to find if even 3k is realistic rate. I was about to sell my 3BHK in 2140Rs (full package) in last Dec (2011). At last min buyer ditched me :) .

So in just 8 months if there is an appreciation of 800-900Rs then its really commendable,  

Now if we believe on rumors and if dumping yard is being shifted then we can see some consistency in the prices.

Here is my view on rates. Currently the situation is that sellers are holding back their flats and demanding higher rates from buyers. Since rates demanded are higher so buyers in turn are waiting to get a cheaper option. So its kind of a deadlock situation if you demand more than 2800-3000 (depending upon your flat location, floor, builder,etc)
 
Summary is that today in Crossings deals are hapenning around 2800-3000, only genuine sellers who want to exit are offering these rates, rest all are just quoting higher prices since they are not in any urgency to sell.
 
P.S - The above phenomenon is not unique to Crossings, every where you go there would be an "expected" price and a realistic price at which deals happen. So currently in Crossings the "realistic" price for sale is around 3000 plus minues 200.

I visites noida extn last Sunday . Some builder even asking  more than Rs 3300/sft.
 
Regarding Mahagun Mascot , in Feb12 one of my friend was looking for 2bhk to bye . Min rate was quoted 3400/sft at Top floor:-)

Where is Mahagun Eternia?? Is it a tower name inside Mahagun Mascot?? If yes, then the ongoing rates are really 3200/sq-ft as Sumant Kumar is asking for his 2BHK??? I am surprised becoz till last Dec i couldn't get any buyer for my flat in main Crossing for even 2200/sq-ft.

I am out of NCR so have no idea about all this.
