[CROMA] Any feedback about FolksVagn?

 

Hi All,

I want to use FolksVagn as both driver and passenger for car pooling.

Provide your feedback on how efficient their model is? Is it benefical than normal car pooling?

First of all thank to you all for participation in large number yesterday at 12 noon to decide how to go ahead with current crisis arised out of Township Maintenance Charges (TMC).

 

As advised in letter from GDA & DM Office 1st we have to have discussion with CIPL/Builder and in case of non-agreement we will be required to take help of mediation cell of GDA.

 

As expressed and accepted by majority it's important that in front of CIPL/Builder and Govt. Authority we present our united face and for this we have decided that a team is to be made along with CROMA and this team will consist active people from CROMA Interim Body and 2-3 representative from every society. This team will be led by CROMA President & Vice President, Mr. Vishal Aery & Mr. Tanweer Hayat till election and post-election new elected president & vice president will take over from them.

 

Considering above nomination were invited from all the AAO/RWA/Adhoc Committee / Active Residents from different society and following nomination were received.

We propose that initially our stand should be we will not pay any TMC till complete new road is made and completion certificate is obtained and should be chargeable on basis of flats and not on basis of per sq. ft.. However during discussion we should negotiate with CIPL/Builder on TMC issue in 3 steps as mentioned below. Request representatives of all the society to provide their consent / suggestion on it so that in next meeting we can quickly conclude and proceed with meeting with CIPL and Builders.

 

1)      To decide on TMC Charges

a.       CIPL should provide detail of all the expense for arriving at total expense being incurred on Township Maintenance

b.      To arrive at unit charges, Total expense should be divided by total approved area of Township including under construction area.

c.       For unsold unit and under construction area expense need to be borne by respective builder

2)      We should start payment of 50% of TMC amount arrived above to CIPL after completion of following points out of key demand

 

a.       Bitumen layer to be laid on both side of completed portion of new road.

b.      1 Visitor Parking inside the society for every 20 flat in the society

c.       Uniform Electricity Rate for main Power Supply as per Govt. Prescribed rate

d.      Boundary Wall /fencing around the Township and Gate at all entrance.

 

Written commitment with date need to be given by CIPL for balance point of our attached charter of demand including following key demand raised in our previous letter.

 

a.       Proper Road Connectivity thru all three road

b.      Sharing of NOC's / Land Title documents:

c.       Sharing of Completion Certificate

d.      Additional ATM

e.      Hospital / Emergency Care Centre

f.        Provision & Status of Ganga Water / Supply Water

g.       Provision of Fire Station

 

 

3)      We will start paying full TMC once CIPL / Builder provide completion certificate and complete new road including disputed patch gets ready and items agreed out of charter of demand by that time gets completed.

 

Request all to go thru our proposal as above and come up with your suggestions on the same and representations from societies (from where not received yet) as well. So, that we can conclude and move further at the earliest.
