Re: Crossings Republik Re: [CROMA] Start Drive to Ask for Legal Document of your Tower/Floor/Apartment with your respective builder

 

Hi
Can someone comment ( may be Akhil) what is the best way to request such document. 

I have a flat in the GGV, and I asked the GGV office (including my sale contact person Anil Dubey) in a email stating that
before I go for the registration of the flat please provide me the completion certificate. otherwise I wont consider it as possession ready.
so start paying the penalty clause as per the agreement.

After my mail, instead of any reply, I got another letter from them stating that my case has been forward to legal department. 

so what should be my next step.

I have seen few cases in this forum where builder has levied huge interest in the final demand letter and asked the buyers to get the flat registered after paying the full and final payment including huge interest even though the car parking, club, park are not ready for which he has already charged from us.
The purpose of levying interest by the builder is that builder does not want to pay the penality which he needs to pay because of delay in the project from the committed delivery time.
Please don't consider the flat ready for possession without receiving the certificates as mentioned below in Akhil's mail and do ask for late possession  penalty from the builder till the time you don't get these certificates.

Dear All Residents/Respective RWA groups/Adhoc Commitee's etc
 
Looking at the current scenario by the govt authorities against the builder, it is my humble request to everyone that along with other issues please start the drive with your respective builder to ask for all legal documents such as all floor approvals, completion certificate, occupation certificate and land title clearance etc etc. This we have to do aggressively with our respective builder as a safe guard. Day by day new issues are cropping in real estate business.Govt. authorities are creating nuisance for the builders and builders are creating nuisance for the buyers. 
 
As registry of those apartments have been done where possesion is taken by the  allotte and stakes of builders are more there.Therefore we must start communication in writing on the subject otherwise we never know at what stage govt authority can start sending notice to the residents of multistoreyed apartments for any kind of demand on any ground for non-compliance by the builder.
This is just a safe guard to avoid any financial burden at later stage because of nuisance of the builder. But this is India where anything can happen at any stage of your life by any new Rule/Law/Notification by any change in your State/Central Govt.
