Hi Sai/Ravi/Sumit,
 
Can you please update whether you were able to discuss the maintainence charges with the concerned person.I went last Sunday but the Vibgyor personnel asked me to contact the crossing management.
 
Any updates you would like to share about your meeting?
 
Also, can the existing ppl staying in Crossing infra suggest in this regard.
 
- Maintainence to be paid from Jan 2011
- Power back-up maintainence /KVA also needs to be paid from Jan 2011 even when the installation of the meter is not done

HI Ravi /Sumit,


Let's meet this saturday to make further headway in the maintenance arrear resolution. I would suggest that we individually go through the maintenence agreements / agreements with builders that we signed during possession to understand on the  implications on the conditions we accepted when we just signed on the documents.
Honestly, I didn't go through word by word before signing the document(s) -  A common mistake we all do. Anyway, lets now read the documents to determine what we agreed to pay to maintenance office /builder.


Dear CROMA GH-7 CROSSINGS members,
If you are in a similar situation as us - In arrears to pay the maintenance charges for Crsg Infra, Please write  /communicate to us and collectively we should be in a better position to talk to Crossings / VIBGYOR Mgt team for a settlement.

Why are they charging UPPCL fix charges as arrears and what is this power back up charge per month?? They are already taking one time payment for power back up.  I am also in the same boat and planning to take this up with management

I went to crossings this weekend to settle the maintainance charges.I was under the inpression that the maintainance is rs 1.5/sq ft but the calculation which they have told me is as below:
 
MMC - Rs 1.3 /sqft
UPPCL fix charges - rs 65/KW ----comes out to be Rs 65 X 5 = Rs 325(for 3 BHK)
Power back up fix charges - Rs 100/KW
Vending Charges - Rs 30
service tax  12.3%
Total fix charges / Day = Rs 105.71(for 3KVA load)
 
If I calculate from jan 2011 - June 2012 then it comes out to be approx Rs (105.71*18 months*30) = Rs 57K
 
1) I have'nt taken the re-charge card yet and electricity has'nt been activated  thereby will they be charging for the Vending charges and UPPCL fix charges?
 
2) Also,i suppose they were to charge the maintainance from April 2011 and not jan 2011.
 
3) Have they revised these charges in between or from the begining itself it was rs 105.71/Day(for 3KVA,3BHK).I remember it was rs 1.5/sq ft. 
 
Can anyone please advice how this can be sorted out with the builder.Should we talk to Crossing main office or the Vingyor ppl in the basement?
