With all wood work you can easily get 7-8K + maintainance in Main crossings . I enquired from many ppl last year who were paying rent in this range.
I had recently given my 3BHK flat for 10K + maintainance (woodwork in kitchen and steel almirahs)

If you go for raw flat ( without wood work) then it will be between 7-8 including Maintanence.

I think its 9 +- (including maintenance) based on society and other factors.
